Attorneys are often called upon to negotiate and draft commercial leases. You may be asked to negotiate on behalf of your own firm, friends, colleagues, or business associates. There are many aspects of drafting or negotiating the commercial lease. There are differences if the lease is for office space, retail space or a construction lease.

Could you benefit from a program specifically designed to provide a basic understanding of commercial leasing? This practical program will make you aware of many of the concerns when dealing with commercial leasing.

TOPICS INCLUDE:

  • What terms should be contained in a lease?
  • What is a “gross lease”? A “net lease”?
  • What is a worth letter allowance?
  • What are the most heavily negotiated “Boiler Plate” provisions?
  • Commencement date
  • Repair and maintenance clauses
  • Operating expense pass throughs and base years
  • Real estate taxes
  • What do I need to know about tenancy actions?
  • Can the commercial lease be assigned?
  • ...and more
