Commercial Property Assessed Clean Energy (C-PACE) financing has arrived in New Jersey, offering redevelopment attorneys and their clients a powerful new tool to fund renewable energy, energy efficiency, water conservation, and certain resiliency-related improvements. C-PACE allows eligible commercial, industrial, agricultural, and certain multi-family residential property owners to finance qualifying improvements and repay the obligation through an additional assessment to the municipality. Because the financing is secured by a special assessment lien, it carries lower risk and therefore lower cost than conventional financing, with repayment obligations that transfer automatically upon sale and no acceleration of the underlying loan in the event of default.
This program brings together practitioners and public officials with hands-on C-PACE experience to walk attorneys through everything they need to advise clients effectively.
